On April 111, 2026, Malabar Hill Capital celebrated a major milestone with the groundbreaking of The Market at Meridiana, located at the Hwy 6 entrance of the Meridiana master-planned community. The moment reflects disciplined execution and a firm conviction in the growth of Manvel, TX. For the residents of Brazoria County’s fastest-growing corridor, it marks the arrival of a center built specifically to serve their community.
The Market at Meridiana
The Market at Meridiana is a 27,000 sq. ft. ground-up neighborhood shopping center designed to serve the everyday needs of the Meridiana master-planned community and the city of Manvel.
Before breaking ground, the project was already 54% pre-leased. La Dolce Nail Salon, Select Physical Therapy, and Twisted Egg Shack are among the first tenants committed to the center. That level of pre-leasing before a single wall goes up speaks to the demand that exists in this corridor.
Why Manvel
Meridiana is not a new name to anyone paying attention to Houston’s southern growth corridor. Thousands of rooftops, continued residential expansion, and an underserved retail base made it a clear target for MHC. The firm’s site selection process is data-driven, and the data here was unambiguous.
Manvel Mayor Dan Davis put it well at the groundbreaking: “Over the past three years, the city has attracted more than $250 million in commercial capital investment and created over 1,000 new jobs.” Manvel’s pro-business environment made it a natural fit for this kind of development.
What Comes Next
Meridiana is one of several projects MHC has underway across the Texas Triangle. The Market at Valencia, also in Manvel at the Hwy 6 entrance of the BlueWater master-planned community and the Valencia master-planned community, is currently open to accredited investors. Those interested in learning more can reach out to the MHC team directly.
Malabar Hill Capital is grateful to its investors, tenants, the City of Manvel, and the Meridiana community for making this groundbreaking possible. The firm looks forward to delivering a center that the city of Manvel will use every day.
