The land will be acquired for completion of entitlement & permitting, which will take approximately 12-24 months, offering a significant opportunity to provide essential retail amenities in a thriving market.

Prime Location Overview

Located on the southwest shoreline of Galveston Bay, Texas City is considered part of the Houston–Woodlands–Sugar Land metropolitan area.

Halfway between Houston and Galveston, Lago Mar Marks the largest single master-planned development along I-45 between Dallas and Galveston Bay.

Lago Mar is a 2,033-acre master-planned community in rapidly growing Texas City. The master plan consists of 4,500 homes, a 70-acre entertainment district, and a 12-acre Crystal Lagoon, which is the largest in Texas and the first with public access.

As one of the best-selling master-planned communities in the county, Lago Mar is expected to attract 20,000-residents to the coastal community. Its Crystal Lagoon and entertainment district are also expected to drive tourism and generate $2 billion in taxable revenue.

In addition to serving the Lago Mar community, the proposed retail centers will become a key destination, with the adjacent HEB being the last accessible big-box grocery stop for travelers heading to Galveston.
